What Happens to the Housing Market When the Investors Leave?

home-for-rentInvestors and all-cash home buyers accounted for about 19 percent and 30 percent, respectively, of all sales in March, according to the National Association of REALTORS®. That represents a significant share of the market, and some analysts are concerned that as home prices rise, investor and all-cash demand will start to shrink. 

Who will step up in their place?

Robert Dietz, an economist with the National Association of Home Builders, notes in a recent article for U.S. News & World Report that “missing households” in today’s market who have delayed home ownership will eventually play catch up.

Notably, recent college grads who delayed home ownership by moving in with their parents or renting are expected to increase their homebuying activity. Also, surveys show a growth in the number of Americans living together as roommates who are not relatives. Americans have doubled or even tripled up in rental residences to help cut costs. But as more people get married and start families and jobs stabilize, household formation will likely grow, Dietz notes.

The nation’s population has grown, but the number of independent households of renters and owners has not kept pace. The Census Bureau’s American Community Survey shows that the population from 2006 to 2011 grew by more than 4 percent, but there was only about a 3 percent growth in the number of households.

Dietz expects that homebuying demand will come strongly from rental households that were created over the last seven years. In that time, the number of rental households in single-family homes grew by 2.5 million, or 22 percent. Dietz says the “real demand for housing is on the sidelines, particularly among younger Americans. … For these younger prospective homebuyers, policy debates concerning the future of the housing finance system and home ownership programs like the mortgage interest deduction will have real impacts on their housing and wealth status in the years to come.”

Iron Man 3: Tony Stark’s Incredible House

Tony Stark (played by Robert Downey Jr.) is one of the coolest movie characters on the big screen. Millions went to see him this past weekend (May 3rd) for the debut of Iron Man 3. Since this is a real estate blog, what’s the story behind that spectacular house?

Here are five interesting facts about the superhero’s ultramodern dwelling.

  1. The residence was inspired by a real-life home designed by the famous architect Wallace E. Cunningham. The 11,000-square-foot house in La Jolla, California is called “The Razor” and took six years to build. It was completed in 2008 and features white polished concrete with spectacular panoramic windows designed to embrace sweeping ocean views. Did you think Tony would settle for anything less?
  2. The Razor sold for about $14 million. In the movies, however, Stark lives in Malibu where the same home (if it existed there) might be valued at approximately $40 million.
  3. The Razor has been used in commercials for Calvin Klein and Visa. Do you think Tony uses those brands? Just wondering.
  4. Stark’s house is depicted on a cliff near Point Dume, which is a state park. So it would be impossible to live in that actual spot. However, if Tony lived somewhere nearby, he might have celebrity neighbors like Barbra Streisand, Pamela Anderson, Owen Wilson, and Kenny G.
  5. The movie previews seem to indicate the bad guys do major damage to Tony’s home. Perhaps this time the home will be ruined forever.

It makes sense Stark would be attracted to a hyper-modern home with breathtaking views on a private mountain hill. Considering he’s already saved the world twice, I say he deserves it.

Making Kids’ Bedroom Suite Cool & Functional

The world is a colorful and constantly-moving place – so shouldn’t your bedroom be too? The Cromatic collection of kids’ bedroom furniture from Arasanz is a fun exploration of the connections and differences between permanent and movable furniture.

Of course, we can imagine problems with kids sharing the same set of furniture in one bedroom. One will want to use the desk while the other, who inhabits the bed directly under the desk, will want to take a nap. Still, it’s hard to imagine a room cooler than these, even for kids who have to share with siblings.

The bed lofts out over the living room below, while the bathroom and a series of storage spaces are tucks under the staircase, yet these moves make it all feel more dynamic rather than cramped.

Of course, if all else fails, it never hurts to have a top-floor rooftop deck to walk out onto in Manhattan, either.
